About residential property vacancy rates
One of the things that really drives rents is the availability of properties for those looking to rent.
A key monitor of this is the monthly vacancy rate (the percentage of properties that are unoccupied at the time of each survey) reported by the Real Estate Institute of NSW.
Through 2008, the vacancy rate was between 0.9% in February, March and May, to 1.5% in September - very low.
That's driven up the rents that tenants are willing to pay and, combined with softer purchase prices, is delivering better rental yields than we've seen for a long time.
